Who is Eligible for a VA Loan? 

You may Qualify for a VA home loan depending on your service or active-duty status. Your eligibility status is determined by the US Department of Veteran Affairs based on the character of service, duty status, length of service, and length of service commitment.

Many people are eligible for VA Loans, even if they have not personally served in the armed forces. This could include the surviving spouse of a Veteran or service member who is missing in action or the spouse of a service member who has a service-related disability.  

Most times, you'll need a COE (Certificate of Eligibility) to show that you qualify for this benefit. The easiest way to verify your VA loan eligibility status is to contact your Loan Officer and ask. The process typically takes minutes to complete and ensures your home financing moves forward without delays. 

Additionally, if you are an active-duty service member, reservist, or national guard member, you must meet certain service minimums set forth by the US Department of Veteran affairs.  

Eligibility Requirements for VA Loan

You must meet one or more of these requirements or obtain a COE to qualify for a VA Loan

  •  90 days of wartime 

  • Continuous active duty service for 24 months 

  • Completion of a full active duty period 

  • Completion of a 181-day active duty service before a hardship discharge 

  • Completion of at least 20 months in a 2-year enlistment before a convenience discharge

Steps to a VA Home Loan 

1. Choose a Lender approved by the VA

  • Home Access Financial is an accredited mortgage lender approved by the US Department of Veterans Affairs. 

2. Obtain a Valid Certificate of Eligibility

  • You must obtain a Certificate of Eligibility (COE), proving that you meet the VA loan minimum eligibility standards. This COE will also help us to determine the amount of entitlement or what money the US Department of Veteran Affairs guarantees in your particular scenario. 

  • Your loan officer can help you gather all the necessary documents to file your COE request. Documents like a service statement signed by your commander for active duty service members, or a copy of discharge/separation papers if you are a veteran, and other additional background information regarding you or your spouses' military service. 

3. Get Pre-Approved for a Loan About

  • This step will help us assess your service and credit eligibility and give you a benchmark price range for what you qualify for as you start your house search. Once pre-approved for a loan amount, you can begin house hunting for places to put an offer on and find your perfect home!  

4. Search for a House and Sign the Purchase Agreement

  • This is the fun step, house hunting!! With your pre-approval in hand, your real estate agent can begin showing you houses in your price range that you can start putting down offers on. If you don't have an agent, your mortgage loan officer can connect you with one knowledgeable about the VA loan process to show you houses that comply with minimum property requirements for a VA appraisal!

  • Once you've found a house, you must sign a VA purchase agreement to move forward with your mortgage. 

  • The purchase agreement stipulates purchase terms between you and the seller that must be met to move forward in your homebuying process. 

5. Application and VA Appraisal

  • Once Home Access Financial receives your signed purchase agreement, we'll schedule a VA appraisal to evaluate whether the property is fit for VA financing. 

6. Become a Homeowner!  

  • Once approved, your VA mortgage moves to closing, and you'll sign the papers to become a new homeowner!
